A calmer approach

Advice should feel personal — not overwhelming

Buying a home or arranging financial protection can involve unfamiliar terminology, important decisions and a considerable amount of information. I will take the time to understand your circumstances, explain the available options clearly and guide you through each stage of the process.

01

A clear starting point

We begin by discussing what you are trying to achieve, your timescale and any concerns you may have.

02

Guidance based on your circumstances

Your mortgage and protection needs should be considered around your income, responsibilities, priorities and future plans.

03

Support beyond the application

I will help you understand what happens next and remain available as your application progresses.

How I can help

What would you like help with?

Buying my first home

Understand the mortgage process, what you may need to prepare and the steps involved in moving from initial planning to application.

Moving home

Explore your mortgage options when selling your current property and purchasing your next home.

Reviewing my current mortgage

If your current mortgage arrangement is approaching its end, it may be helpful to review your circumstances and available options before making a decision.

Protecting my family and income

Consider how life insurance, critical illness cover or income protection could support you and the people who depend on you if your circumstances unexpectedly change.

I'm self-employed

Self-employed income can require additional preparation and explanation during a mortgage application. I can help you understand what information may be needed and how the process works.

I work in healthcare

As someone with a professional healthcare background, I understand how illness, injury, self-employment and time away from work can affect both income and family finances. I support physiotherapists, healthcare professionals and practice owners with their mortgage and protection needs.

A mortgage conversation

May include:

  • Your home-buying or remortgage plans
  • Your income and employment structure
  • Your deposit and anticipated costs
  • Your existing mortgage arrangements
  • Your family responsibilities
  • Your current life and illness cover
  • Your ability to meet essential expenses if unable to work
  • Existing workplace benefits
  • Areas where further advice may be appropriate
The bigger picture

Your mortgage is only one part of the conversation

Arranging a mortgage is an important financial commitment. It is also an opportunity to consider what would happen if illness, injury or death affected your household income.

There is no assumption that every product will be appropriate for every person. The purpose of the conversation is to understand your needs and explain the relevant options.

Advice from someone who understands that financial decisions are personal

I'm Nicole Duley, a Mortgage & Protection Adviser at Trulife Financial.

Before entering mortgage and protection advice, I built my professional career in physiotherapy. That experience gave me a direct understanding of how health, work, income and family responsibilities are often closely connected.

I have seen how quickly an illness or injury can affect someone's ability to work and how important it is to understand the financial arrangements supporting a household.

Today, I use that experience to help clients approach mortgages and protection with greater clarity and confidence.

My approach is straightforward

Listen carefully
Understand the full situation
Explain things clearly
Avoid unnecessary jargon
Keep clients informed
Recommend only after understanding the need

Whether you are buying your first home, reviewing an existing mortgage or considering how to protect your family and income, my aim is to make the process feel manageable and personal.

The process

A clear route from first conversation to next steps

01

Tell me what you need

Complete the short enquiry form or arrange an introductory conversation. You do not need to understand every mortgage or protection term before contacting me.

02

We discuss your circumstances

We will talk about what you are trying to achieve, your current position and your likely timescale.

03

I explain the next steps

I will explain what information may be required and how the advice process works.

04

Your options are considered

Where appropriate, your circumstances and needs will be assessed before a recommendation is made.

05

You receive ongoing support

I will keep you informed and help you understand the next stages of your application or protection arrangements.

Protection

What would happen if your income suddenly stopped?

Many households rely on one or two incomes to meet their mortgage, bills and everyday commitments.

Protection advice can help you consider questions such as:

?How would the mortgage be paid if someone died?
?What would happen after a serious illness?
?How long would employer sick pay continue?
?What would happen if a self-employed person could not work?
?How much income would the household need each month?
?Does existing cover still match current responsibilities?
?Have circumstances changed since an existing policy was arranged?

The purpose of protection advice is not to create unnecessary fear. It is to identify genuine financial risks and consider whether suitable arrangements could help manage them.

Common questions

Frequently asked questions

Do I need to know exactly which mortgage I want?

No. The initial conversation is intended to understand your circumstances and explain the process. You do not need to select a mortgage product before receiving advice.

Can you help if I am self-employed?

Yes. Self-employed applicants may need to provide different information depending on how they earn their income and how long they have been trading. Your individual circumstances will need to be reviewed.

When should I review my mortgage?

It can be useful to begin considering your options before an existing mortgage arrangement ends. The appropriate timing will depend on your circumstances and current mortgage conditions.

Can you help with life insurance and income protection?

Nicole provides mortgage and protection advice through Trulife Financial. The suitability and availability of any protection product will depend on your circumstances, needs and the relevant provider's terms.

Will I definitely be accepted for a mortgage?

No adviser can guarantee mortgage approval. A lender will assess factors including affordability, income, expenditure, credit history, property details and its own lending criteria.

Do I have to arrange protection with my mortgage?

Protection products are separate from the mortgage itself. Your needs and options can be discussed, but any recommendation should be based on your individual circumstances.

Can appointments take place remotely?

Yes, remote appointments may be available, subject to Nicole and Trulife Financial's operating arrangements.

Does making an enquiry commit me to anything?

Submitting an initial enquiry does not itself commit you to taking out a mortgage or protection product.
